How To Rent

Even if it's not your first time, renting can be confusing! Between filling out applications, knowing your credit score, making appointments to see the places, and transferring utilities, it's easy to forget something important!

To make it easier on you, we've written out a step-by-step guide for you to follow, with links to everything you'll need along the way.

1. Decide What Kind Of a Place You're Looking For - 

Between Houses, Duplexes, and Apartments, we have something for families, couples, singles, and roommates. Choose between two or three bedrooms, one to three bathrooms, and locations in and around the Mountain Home area.

2. Go Take A Look At It!

Come in any time during our office hours to take a look around our apartments! If you can't make it while we're open, call us and make an appointment to have it unlocked for you. We try to be as accessible as possible!

For our houses, call or message us to make an appointment to have it shown to you!

3. Fill Out An Application

There are many ways to get an application! Fill it out online, request a copy to be emailed to you, download your own copy, or pick up a hard copy in our office. Your credit score will be one of the main factors in getting approved. 

Remember that we have to have the $25 application fee per adult on the application before we can approve you!

4. Talk With Our Managers

We may want to ask you some questions about some of the details on your application. We may talk to you about your credit history or finding a co-signer. If everything looks good, we'll approve you!

If your application was submitted before 2:30pm, we can usually approve it the same day!

5. Sign A Lease

If you're approved to rent, it's time to sign a lease! Our broker, Aaron Bristol will draw up a lease for you to sign and go through it with you to make sure everything gets covered. We'll also need to make a copy of your driver's license.

To move in, we require the following:

  • First Month's Rent (Pro-Rated By The Month! See Deposits And Fees For More Details!)
  • Security Deposit (This Is Equal To One Month's Rent)
  • Any Applicable Pet Deposits 

After that, we'll give you a copy of our Rules and Regulations and hand you the keys to your new home! Congratulations!


6. Transfer Your Utilities 

Finally, you'll need to put your gas and electric into your name! We extend a 14 day grace period for utility transference. You'll want to make sure everything is your name by then, or you will risk having them shut off. To make things easier for you, we've included the contact information for each utility company, not only with your Rules and Regulations, but online as well!



Remember!

 -Water does not need to be transferred! It is a flat $30/month fee in our office.

 - If you've opted for our All Utilities Included Package, you won't need to transfer any utilities into your name.
